How Lease Options Differs From Purchase Options

Sometimes, a tenant may decide to buy the house which he rents. He therefore gets into a lease option agreement with the property owner. In this case, he continues to pay the rent, but at a hire market value. He then makes a down payment as a way of showing his commitment.
In this type of arrangement, the buyer has no obligation to buy the property eventually and may therefore back out if he is dissatisfied at any one point. This is where the lease option differs from other financing documents like the lease purchase and the options to purchase. In the purchase option, the buyer cannot default at any one point.
Doing so may result in a court case. It is therefore a good idea for the buyer to hire a lawyer who will advise him accordingly. Remember that even if you are dealing with a real estate agent, he may not be in a position to give you legal advice as the lawyer can.
If you opt for the purchase option as a buyer, be sure to do a few things. To begin with, get to do a home inspection so that you ensure that what you are settling for is really what you need. This means that you will get inspectors to have a look at the roof and certify it, as well as give you certification for the house plan. Also have a good look at the title policy. You do not want to get engaged in messy affair trying to prove that your title deed was legally acquired.
